The Sales Process
If you are considering selling a property you own abroad, it's important to establish its value as early as possible. That way you know what to expect. At Notar, you can get a free, no-obligation valuation and help answering all kinds of questions.
When working with someone selling a property, we at Notar have a core principle: the process should be just as smooth and efficient when you sell a property abroad as it would be selling at home.
Preparation and Valuation
Based on statistics, knowledge, standard, location and sales of comparable properties, we assess what your property is worth. Our experience means we can quickly give you an answer that gives you an idea of what to expect. This forms the basis for the rest of the process.
Signing the Agreement
Once you've chosen us as your agent, we'll go through the entire process together, agree on marketing packages and the next steps. We then draw up a written agreement. This agreement sets out the terms of the sale, the agent's commission and other costs.
Property Sales Report
Before the sales work begins, we recommend that the property is reviewed by an independent surveyor approved to carry out a technical assessment of your property. We use our contacts and established network to put all the necessary documentation in place. When selling a property in Spain, you must also present an energy certificate prepared by an authorised professional.
Preparation and Marketing
We gather all the necessary information about the property. We then begin creating sales material for the property, in dialogue with you as the seller. Our agents know what it takes to sell your property. We create tailored solutions suited to the property and the market we are targeting.
Viewings
We arrange individual viewings and viewing tours for prospective buyers. As buying a property abroad can feel a little different, virtual viewings, together with thorough documentation, are important. This can help capture or increase interest in your property.
Bidding Round
Our agents place great emphasis on being available to both buyer and seller during the bidding round, so that it is handled efficiently and professionally, from the first bid through to the signing of the purchase contract.
Contracts
Our contracts are prepared in accordance with the laws, guidelines and regulations that apply in the country where the property is located. A contract from us protects your interests in line with legal laws and regulations, whether you are the seller or the buyer.
Completion and Registration
Once the contract is signed, we begin preparing for completion. We take care of everything related to completion, registration, transfer of ownership, repayment of existing loans, guarantees and similar matters.
